Hi everyone- I am working on a research effort regarding renovation verses new construction of sporting venues and am interested in hearing some of the main factors that facility owners consider when making the decision whether to renovate or to build a new facility. What is on top of your list? And if you decide to renovate, what areas do you focus your money and attention on to have the greatest impact on the user experience? I can think of one situation that would make the question moot: Whether or not the existing structure is on the Register of Historic Places...not to mention the state of the client's budget:

Before you think about rebuilding your facility, you may want to think about some of the innovative renovating trends that can be used before deciding to rebuild. Also, you may want to calculate the average potential payback compared to rebuilding and renovating.

Thanks for the responses so far. I would love to hear some specifics on 1) what innovative trends you are seeing and 2) are there specific areas of the facility that have have the highest impact- such as the entry/ reception; the main event space; the restrooms/ locker rooms; etc.? I would love to hear some specific examples and some personal experiences. Thanks!
