At LaBella Associates, we have designed stadiums of all shapes and sizes, and most of them are conventional. But several years ago, we saw something happening in the market that could not be ignored: rising construction costs and tighter timelines were making some projects that should have been incredible community assets almost impossible to deliver.

That realization is what pushed us to invest in research and development around modular stadium systems. Not because we believe modular is always the answer, but because we believe teams and cities deserve more options. Our role is not to force-fit one solution, but to study every project’s needs, budget, and phasing, and then recommend what will truly work. Sometimes the answer is conventional, sometimes modular, and often a smart combination of both.

A Lesson From a Torn Meniscus

I often explain our approach with a story from my own life. Years ago, I tore my meniscus playing soccer. The first orthopedic surgeon I visited recommended immediate surgery. It was direct, expensive and invasive. The second doctor, a sports medicine generalist, took more time. He studied my case, reviewed the imaging and reminded me that I was not a professional athlete on deadline. He laid out the options, explained the pros and cons, and suggested that physical therapy could be just as effective with fewer risks.

I chose therapy. It was less intrusive, more flexible and ultimately gave me a better long-term outcome.

That moment changed how I think about modular. The best results come from taking a generalist view, weighing all the factors, and making a tailored decision. Sometimes the right answer is conventional. Sometimes it is modular. Often, it is a hybrid. What matters most is that the decision comes from analysis, not prescription.
 

Why Modular Matters Now

With that mindset, modular construction has become an essential option in our toolkit. In the right situations, it can unlock opportunities that would otherwise never get built. Here’s why:

Cutting Costs Without Cutting Corners: Factory-built modules reduce waste, standardize quality and use bulk purchasing power. For owners, that means more predictable budgets in an era when conventional construction costs keep climbing.

Beating the Clock: In sports, timing is everything. While site work and foundations happen, modules are fabricated off-site. Once they arrive, they can be assembled quickly, often saving months on a schedule. That speed is a game-changer for teams that need to launch in time for opening day or for cities racing to host a marquee event.

Room to Grow: One of the most exciting aspects of modular design is its built-in scalability. If properly designed, a team can open with 5,000 to 8,000 seats and expand as the fan base grows. Suites, clubs or concessions can be added later without shutting the stadium down. For women’s leagues, new franchises and emerging sports, this “start smart, then scale” approach is a financial lifesaver.

Quality and Sustainability: Because modules are produced in controlled environments, the end product is precise, durable and consistent. Add in less construction waste, fewer truck deliveries, and minimized disruption to neighbors, and modular also checks the sustainability box that fans, cities and investors increasingly demand.

Relocation and Reuse: Perhaps the boldest advantage is this: modular stadiums can be taken apart, moved and given new life. A professional team’s home today could serve a university tomorrow or be reassembled in a community that needs it most. This kind of circular, adaptive infrastructure is almost unheard of in traditional stadium design, and it changes the game for long-term value.

Beyond the Grandstands

Modular is not just about seats and stands. Entire ecosystems can be built this way: training facilities, locker rooms, concessions, ticket offices, suites, retail, even esports venues. Owners can phase in new pieces of the puzzle as demand grows, launching with essentials and then layering in revenue-generating features like premium clubs or hospitality.

That flexibility makes stadium development not only more responsible but also more exciting. It allows teams to deliver the right experience at the right time, instead of overextending early or waiting years for upgrades.

Meeting Today’s Pressures with Smarter Tools

Sports organizations everywhere are under pressure:

  • Construction costs that climb higher each season.
  • Event deadlines that do not move.
  • Fans who expect big-league experiences from day one.

Modular design does not solve all of these pressures, but when used strategically, it reduces risk, accelerates delivery and creates flexibility for the future. It is not about replacing conventional construction; it is about expanding the options on the table.

The era of stadiums as immovable, one-shot investments is ending. The future belongs to venues that are flexible, scalable and financially realistic. These are stadiums that evolve with the teams, leagues, and communities they serve.
