Steve & Sally Stavro Family YMCA

Toronto, Ont.
Construction Cost: $21 million
Area / Square Feet: 56,000
Occupancy Date: August 2022

The Steve & Sally Stavro Family YMCA provides state-of-the-art athletics, recreation and cultural amenities for Toronto’s east-end Beaches neighborhood. The YMCA comprises 58,000 square feet within a larger eight-story condominium development, replacing a parking lot and a small one-story YMCA erected in 1952.

In the lower level, the YMCA houses a full-sized gymnasium, as well as an aquatics center with a fully accessible four-lane, 25-meter lap pool; a fitness and therapeutic pool with a moveable floor; and a heated whirlpool. At grade are a weights and conditioning room overlooking the pool and gym, and a multipurpose studio space in the prominent street-level corner of the building. Light streams down from the smaller studio spaces at grade to the larger programmatic areas of the gym and pool below, which provides both improved wayfinding and excellent light dispersal for such a densely organized facility.

The project is targeting LEED Platinum for Commercial Interiors. Sustainability measures include low-flow plumbing fixtures, LED lighting fixtures, a pool-water recirculation system, and ultra-high-efficiency CFC- and HCFC-free HVAC and pool systems with heat recovery. These complex mechanicals are operated from a centralized building automation system that allows for fine-tuned monitoring, helping to ensure their optimal calibration and efficient operation.
