Gen Z has developed a reputation for their interest in health and wellness. From the run club to the Peloton class, to weight lifting like never before, many fitness centers have seen a boom in participation thanks to the younger generation. And now, Gen Z’s love of the fitness industry has led to a unique partnership between residential real estate and fitness.
In a report from the Global Wellness Institute, as reported by Athletech News, “health is the new wealth.”
Recreational fitness centers, boutique-style gyms and group exercise businesses are taking over mixed-use apartment buildings. One example in Arlington, Va., is the Commodore apartments. Not only does this building have several dwelling units, but they also have a private Yoga studio and popular gym franchise Rumble Boxing on the street level.
The trend toward integrating fitness centers with residential real estate can be a valuable lesson for industry veterans, looking for their next innovation. As the ways people go to the gym change, so too must the gyms change.
Another residential example can be found in Life Time Living, a new venture by the popular fitness center franchise. Residents of Life Time Living feature hundreds of dwelling units, plus complimentary access to the Life Time Fitness club. Residents can seamlessly integrate their exercise routines with the rest of their lives when it is all steps away.

According to the report, by the end of 2024 rental housing units are expected to receive a 30% increase from 2022 numbers. This growth of mixed-use housing creates an opportunity for fitness center owners and leaders of boutique gym experiences to hop on a new trend, and bring health and wellness to the people.
